Learning how to safely and profitably invest in property is an enormous undertaking.
All the factors and variables that go into an investment decision are frankly bewildering. What seems like a great investment today can turn out to be a disaster in the future.
I know from personal experience how true that is.
My father was a developer and builder, and, like most people of my generation, I was instilled with the belief that investing in property was a “no-lose” proposition.
When I first got involved, the country was in the midst of very bullish market (much like today) in which there was a frenzy to buy-buy-buy as much land as you could, no matter what.
Like others, I feared missing out on huge profits. Like others, I was told that anyone could make a fortune. Like others, I went in totally unprepared for the realities to come.
Like others, I lost a bundle!
It was time to really do my homework.
The experience certainly sobered me up and set me on a path of intensive learning.
By conducting loads of research and attending many expert-led seminars and workshops – later augmented by many years of experience in the field – I developed an in-depth understanding of how to sift through available properties and single out the ones that have the most potential for generating income whilst also being stable and relatively risk-free.
Bearing in mind that a prime rule in property investing is “location, location, location,” I eventually established ways to identify the most promising properties anywhere in Australia. Successfully using those methods over the years has demonstrated their effectiveness.
But it all starts with the client.
To make sure I truly understood the process from the client’s point of view, I led in-depth interviews with over 3,400 property owners to find out how their homes and/or investment properties had performed over time.
We also wanted to know how they chose properties, and then we looked for resulting patterns – where properties performed well plus where and why they didn’t.
This gave us real-world facts to base decisions on. We could clearly see why certain properties grew in value, while others remained static and still others declined.
Searching for prime investment opportunities is often like “looking for a needle in a haystack.”
Because our property-selection process is so time consuming, my team and I can only serve a small number of clients at any one moment. But with those, we take the time to truly learn their wishes and needs.
We then guide those clients through all the stages of being a successful property investor, whilst avoiding the many hazardous pitfalls they’ll inevitably encounter along the way.
To better serve my clients, I also give them the benefit of connections I have to some highly capable accountants, financial advisors, real estate pros and researchers. Very often, they have precisely the answers you need.
